714 Canal Street

New Orleans, LA

714 Canal St represents a rare opportunity to reposition a “trophy” property in the 700 block of Historic Canal Street. While New Orleans has experienced a boom in residential and commercial real estate development over the past decade, most of the activity has been concentrated in the French Quarter, Central Business District, and Warehouse District, leaving untapped potential along Canal Street. The 5-story, 27k SF property is located mid-block in a prime location for higher-end retail as well as a boutique hospitality offering.

State National Life Portfolio

Baton Rouge, LA

The State National Life Building, formerly known as the Reymond Building, has been a landmark in downtown Baton Rouge since it was constructed in 1916. It was one of the first three major office buildings in the area and served as the home to Dalton’s Department Store for more than half a century. The 7-story, roughly 40k SF tower has sat mostly vacant for the last decade. Phase 1 of the project aims to bring it back into productive use with a total gut and renovation of the interior, including 60 residential units, new lobby, elevators, and mid-level terrace. Historic Tax Credits will be used to maintain the structures character and aesthetic contribution to downtown. Phase 2 reimagines the remainder of the site into a mixed-use development featuring 70 units of mixed-income housing and 10k square feet of commercial space. At completion, the project will reactivate a primary corner along Third Street and contribute to the transformation of downtown.
